What we charge
We charge from £150 to £8,000 depending on the job, and every price below includes VAT, parts, labour, testing and certification — with a fixed written price so your final bill won’t exceed it.
We keep our Maidstone electrical prices clear and publish core costs so you can compare accurately, including EV incentives and evening rates. Eligible customers may pay about £500 for a chargepoint after an OZEV grant. Additional sockets cost £55–£75. We exclude plaster decoration, asbestos removal, DNO supply‑upgrade charges and access equipment. Any unlisted work is quoted per job after a free survey.
Typical jobs and prices | Job | Price | What’s included | |---|---:|---| | EICR, up to three beds | £150–£250 | Inspection, testing, report | | Consumer unit replacement | £500–£700 | Unit, installation, testing, certificate | | EV chargepoint | From £1,000 | Fitted chargepoint and certification | | Full three‑bed rewire | £4,500–£8,000 | Materials, installation, testing, certificate |
Labour and call-out rates
For smaller repairs, fault-finding and work outside the published job prices, our standard Maidstone labour rate is £80 per hour, rising to £120 per hour for out-of-hours attendance. We’ll confirm the expected time, materials and total price in writing before starting, so your bill won’t exceed the quote.
| Attendance | Rate |
|---|---|
| Monday–Saturday, 7am–6pm | £80 per hour |
| Out-of-hours emergency attendance | £120 per hour |
| Full working day | £600 |
| Travel within Maidstone call outzones | Included |
Out-of-hours rates reflect overtime premiums and the availability needed for urgent faults after normal hours. We cover ME14 and nearby Bearsted, Penenden Heath, Tovil, Barming and Loose from our Maidstone base. If a visit needs parts, we’ll identify them clearly before proceeding. There’s no hidden call-out charge added after arrival; we agree the price first.
Testing and certification
Testing and certification confirm that electrical work is safe, compliant and properly recorded. We test circuits, record observations and explain any limitations before issuing documents. Our certification process is included in quoted prices where stated.
| Service | Typical price | You receive |
|---|---|---|
| EICR, three-bed home | £150–£250 | Condition report |
| Minor testing | Quoted upfront | Test results |
| Landlord inspection | From £150 | EICR |
| Periodic inspections | Scope-dependent | Clear findings |
For landlords, an EICR is required at least every five years; penalties can reach £40,000. Periodic inspections help identify deterioration in older Maidstone properties, including Victorian wiring concerns or post-war aluminium wiring. PAT testing isn’t a legal requirement, and an EICR isn’t required simply to sell a house. We’ll give you a fixed written price before testing begins.
Installation work
Installation work covers planned additions and upgrades, from extra sockets and room downlights to consumer unit replacements and EV chargepoints. We price each installation against the property’s wiring condition, cable routes and required capacity, particularly in Maidstone’s older terraces and post-war estates. Socket upgrades cost £55–£75 each; room downlights are typically £300–£500.
| Installation | Typical price | Visual result |
|---|---|---|
| Extra socket | £55–£75 | Convenient power beside furniture |
| Room downlights | £300–£500 | Even, low-glare illumination |
| Consumer unit | £500–£700 | Modernised central electrical control |
For lighting design, we’ll consider task areas, switching positions and fitting layout before proposing a practical arrangement. Consumer unit replacements and chargepoints require suitable supply capacity; EV chargepoints start from £1,000. We’ll identify constraints before quoting, so you can compare options clearly and choose confidently.
What is included in every price
Every quoted price includes VAT, labour, required parts and the relevant electrical certificate, so you’ll know the full cost before work begins. We provide a fixed written price, and your final bill won’t exceed it. Our pricing covers the professional work needed to complete the agreed installation, repair or inspection correctly.
- Materials supplied: cables, accessories and fittings specified in your quote arrive ready for installation.
- Qualified labour: our NICEIC-approved electricians complete the work, from careful preparation to final testing.
- Safety checks: we test the completed circuit, confirm protective devices operate properly and issue the appropriate certificate where required.
Whether we’re fitting a socket in a Maidstone home or upgrading a consumer unit, we include the essentials required for a compliant, finished result. You receive clear documentation and a 12-month workmanship guarantee.
What is not included
Our fixed written prices cover the agreed scope, but they do not cover work or materials that could not reasonably be identified before the job started. If we uncover an issue, we will explain it, provide a separate price and obtain your approval before proceeding.
-
Hidden defects, such as vintage (VIR), rubber or aluminium wiring behind plaster, damaged cables beneath floorboards, or unsafe connections inside a consumer unit. (Note: discovering these does not automatically mean we must replace them — our duty is to advise you on safety and on any actions that are, in our professional judgment, necessary to make the installation safe and compliant with current regulations.)
-
Extra materials required after investigation, including longer cable runs, replacement accessories, fire‑rated fittings or repairs following water ingress.
-
Costs controlled by others, including third‑party permits, listed‑building consents, parking charges, scaffold access, specialist surveys or making‑good by plasterers and decorators. (Note: we can help you apply for consents or arrange services, but obtaining or paying for third‑party permissions and services is ordinarily your responsibility unless we agree otherwise in writing.)
We will not add these items to your bill without your agreement. Where an unknown is likely, we will identify it clearly before work begins and set out the options available.
Why we publish prices when nobody else does
Electrical work in Maidstone can vary significantly depending on the part of town and the condition of the property, so we publish clear starting prices to spare residents of Loose, Penenden Heath, Allington, Boxley and East/West Farleigh from having to contact several contractors just to understand likely costs. Our list gives households across Maidstone practical benchmarks for common work in Victorian terraces around Week Street and Barming, 1930s semis in Harrietsham and Park Wood, and newer developments in Grove Green and Weavering — including labour, parts, VAT and certification where stated — so you can assess affordability before arranging a visit.
The transparency benefits are straightforward for Maidstone residents: less uncertainty for people in central town centre flats and for owners of older stone cottages in Otham, fewer wasted appointments when trades are compared between Loose and Allington, and a clearer basis for comparing electricians in the borough. Published prices also support customer trust locally, because you can see our approach for jobs typical of Maidstone suburbs and rural outlying hamlets before speaking with us.
We do not use low headline figures to create false expectations for homes in market towns such as Staplehurst or for the varied stock in the borough. Where a job has a stated range, it reflects genuine variation in access, cable routes, existing installation condition and specification that we commonly encounter in Maidstone — for example, rewires in older terraced houses on Week Street versus partial upgrades in 1980s semis in Park Wood. Our aim is to make electrical pricing easier to understand for Maidstone residents, not harder to obtain.
How we quote
Published guide prices are a useful starting point, but we’ll provide a fixed written quote once we grasp the work, the property and any access or installation issues involved. We assess the circuit, existing wiring condition, consumer unit capacity, cable routes, required certification and the practical finish you expect.
Our written quote states what’s included: labour, materials, testing, certification and VAT. We provide breakdown transparency where it helps you compare options, particularly for larger installations such as rewires, consumer unit replacements and chargepoints.
Older Maidstone homes can conceal VIR, rubber or aluminium wiring, while listed properties may require more careful routing and making-good. Where uncertainty remains before work can be inspected, we identify contingency allowances clearly. We don’t add unagreed costs: the bill won’t exceed the fixed quote before work starts.
